Several significant measures show that the tenant-in-common marketplace continues to grow. A key one is equity raised, which of course translates into properties purchased by TIC investors. The last quarter of 2005 saw slightly more than $1 billion of equity raised by securitized TIC sponsors.

Since launching his own mortgage banking business in 2004, Frank Satterfield, principal of Houston-based Harbor Capital Group, has made a name for himself in putting a significant focus on arranging financing for TIC and DST deals. His company arranged more than $1 billion of such financings during 2004 and 2005, and the company’s projections are for more than $1 billion in 2006.

TIC sponsor SCI Real Estate Investments has been on a growth track. A year ago, the company had about 35 employees in one office, its Los Angeles headquarters. Today, it has more than 100 people in 24 offices nationwide.

DATAPOINTS: Securitized TIC Equity Raised: 2005 Tally & 2006 Projections
Securitized TIC sponsors raised nearly $3.23 billion of investor equity for full-year 2005, according to a survey of sponsors by Omni Brokerage Inc. of Salt Lake City. That came close to earlier projections of $3.59 billion and almost doubled 2004’s total equity raised of almost $1.78 billion.
